Looking for deals in Oklahoma!

Currently have 4 properties in Bartlesville, OK but looking to expand our portfolio. This year has been very slow in terms of find the right deals to invest in. Ultimately looking for single-family or multi-family properties that are good value that we can BRRRR. Would be willing to expand our market area to Owasso or the Tulsa area for the right deals.

Anyone else out there having a hard time finding deals right now or have some leads they are willing to share?
