80% LTV 10% buyer down & 10% seller carry (Is this possible today?)

Hi Guys,

I've been having a hard time trying to find a lender that will do 10% down payment and 10% seller 2nd. This is for more than 4 units. Does anyone have a recommendation of a lender doing this type of loan or have another strategy for purchasing with only 10% down? I have the reserves just trying to come in with as little as possible.
