$ $ $ WANTED - HARD MONEY LENDER OR JV PARTNER$
Hi Everyone! I am looking for HML able to do a $3,000,000 CONSTRUCTION loan, on a SPEC property that will have a value of approximately $5,000,000 upon completion. The building will be a NEW - 10,800 s.f. medical office building, developed in Fullerton, CA, just down the street from St. Jude Hospital. (The parcel is the ONLY available land in the neighborhood that can be developed, and there are NO other buildings for sale on MLS, CARETS, or LOOPNET listed)
Brokers are welcome IF you represent the direct lender. Please email me your contact information; and phone number. Also state what your criteria for loans are. (If it's the same as banks, I'm sorry, but we are not interested - I understand spec, new construction is riskier, and that's why we pay higher rate.)
Experienced brokers/hard money lenders that understand construction financing are what we are looing for - we also know how to set up disbursements to protect lenders, etc.
Will also consider J.V. Partnership from Experienced, Accredited Investors only.

This is a GREAT project, and is being built as a condo project, allowing for the purchase of the entire building or smaller space by Owner/users, or investors that want to lease up and hold.
