Unloading a few Deals in the San Antonio Market

I have a few deals I need to get moved ASAP. I need to connect with serious investors looking for off-market inventory in the San Antonio area. Here's a few deals I have on hand currently:

  1. 1. OFF-MARKET: Highland Park (SE of Downtown) | 3 Bed, 2 Bath, Detached Garage (2), 2150 sqft, '22 Build, .26 Acres
    1. Great curb appeal and layout. Tons of potential in the main house as well as the detached garage. 
    2. This area is rapidly becoming a hot spot for fix and flips as well as holds. It's appreciating like wildfire but the values are still manageable for owners/tenants that want to be in a nice area that has close proximity to downtown. Comps are showing a potential $295-300k+ valuation. The AVG DOMs for rehabbed homes in the area are very low and the wildcard is the detached garage - could be turned into a livable space. Definitely worth a look. 
  1. 2. OFF-MARKET: Olmos/San Pedro PL (North Central) DUPLEX | 1/1 Each Side, 1204 sqft + unaccounted sqft on one side, '20 Build, .13 acres
    1. This property has been completely rehabbed and is ready to go. This isnot a property picked up from an investor that did a bad job and needed to unload it and cut losses. The rehab was done well and you can market for renters on day one. Should be a nice little cash cow. 
    2. There aren't plenty of 1/1 rental comps in the area, I estimate getting $650-700/month per side in our condition. Plug and play.
  1. 3. OFF-MARKET: Hot Wells (Southeast San Antonio | 2 Bed, 1.5 Bath, 2 Car Carport, 1644 Sqft, '21 Build, .16 Acres
    1. The house has the space to be a full 3/2 and needs to be to achieve the highest possible ARV. There's a big space in the back with the half bath that can be converted, shouldn't be too difficult to pull off.
    2. It has great curb appeal and the rehabbed homes in the area are selling quickly. The house is not too far from the San Antonio River and the Mission Trails - great spots to get out on your bike and experience San Antonio's rich history and landscape.
