Moving to AZ from California Interested in Duplex

Happy New Year BP! My wife and I are planning on moving back to Arizona from California. We lived there for about 5 years, we both attended ASU between 2005-2010. We are interested in purchasing a duplex or a home with a small back house (house hack) and are in the process of finding a real estate agent and lender well versed in small-multi/house hack opportunities and areas in AZ. We are open to the east or west side depending on the opportunity. Our timeline is Jun 2021 at the latest.
