Looking to buy Multifamily (2-4) in Metro Boston, Massahusetts

I'm finally ready to purchase my first property and am looking to invest in a multiunit that can offset or reduce my mortgage payment while I live there. How can I find a value add property in this area not listed on MLS? Are there any wholesalers in this area?
What I'm looking for: a 2 or 3 multifamily property.
Preferred Location: Chelsea, Everett, Lynn, Roxbury, Malden, Revere, etc.
Timeline: Any point in January or February 2021. I'm not restricted to a specific date.
Loan Type: Prefer to use an FHA loan.
I am not working with any realtor at the moment and trying to figure out the best approach.
