What The Heck Is A Pre-Probate Lead?

It means that an owner of a property has recently passed but real estate records show it hasn’t yet been fully transferred to someone else. The property could have been solely in their name or jointly owned.

And, as the name implies, some will eventually end up in probate and go through the process.

But did you know many of these properties will be transferred without the need to go through the probate process?

Why? Because the properties will transfer through other methods such as Revocable Trusts, Affidavits of Heirship (in some states), Joint Tenants With Right of Survivorship, community property (in some states) and other methods as well.

What makes pre-probates so different?

You don’t have to wait on regular probate filings to identify prospects. Pre-probate leads identify deceased owner properties months and even years before the regular probate process. And as stated above, many of these properties won’t go through the probate process at all. This allows the heirs or joint owner to sell without having to go through the hassles of probate.
