Property Owner MA and Orlando- Refi to another? or BNB

Hi All, I have been a follower for a some time now and it's been great to see the engagement. my name is Jon and I currently have a property in Weymouth, Massachusetts and a SFR in Orlando. There is a good chunk of equity, but I am struggling with is what decision to make...do I refi, and grab another SFR and go long? Or 10-31 (while still an option) into something bigger into something like a Hawaii Air BNB. I would love to connect with folks on this, love the community, and thank you in advance!
