buy and hold lender advice needed on "presentation"?

Greetings, I posted a deal opportunity here a few weeks ago and got alot of helpful feed back that I didn't describe how expenses would be shared and other "what if" situations would be handled.

We only do buy and hold to either rent with the exit being a sale to a tenant some years later, lease option then sale, or lease then owner finance a year or so into the deal. Our Georgia deals generate a decent cap rate and cash on cash to afford a lender payment.

I'm open to a preferred rate plus a split protected by a 1st lien and the terms put into the lien. Or what ever lenders today find attractive for longer term investment.

I'm asking for links to past deals in the market place that lenders have liked the borrower's presentation and packaging of the deal? Or deal documents you can PM me that I might modify for my future deals that would past your muster.
