Seeking private money

I want to purchase my first sfh rental deal in Atlanta. Looking for homes at 60k or less located in high rent markets. I was approved by a local bank for a loan but the fees and loan to value was to low nod did not include funds for rehab. I have been doing housing deals for 7 years on my current job but I don't own any rental properties. But I know the Atlanta market very well and need a private lender who has funds to lend. I estimate I can get between 5 to 7 % return on a 15/30 year with potential to refi lender out in one year. Does anyone know of any lenders in atlanta.
