Writing off renovations

Hi all,

New to the forum, found out about it through the book on rental property investing by Brandon Turner.

Had the following question:

I spent about $5,000 on flooring and carpeting in December 2024 as I was preparing to rent out the property .

I didn’t start renting out the property until March 2025.

When I file my 2024 taxes (yes I’m late), would I claim the $5,000 even though I hadn’t started renting out until 2025?

Ned is correct. But Even if it was after you had the property in service you still wouldn't be able to write off 5K. It's considered an improvement not a repair. So it will be need to be depreciated off a schedule. It's not a 1 to 1 write off
