I'm looking for pros and cons of QuickBooks and Xero. I have heard how good each are but when it comes down to it what should I use. I am also a newbie so that may be a factor.

I use both QuickBooks Desktop version and Xero, and I'm about to discontinue using Xero. This doesn't mean Xero won't work, but I like the fact that there are a lot of books for QuickBooks Desktop version out there specifically witten for rental properties. QuickBooks is definately more capable than Xero.

I'm not sure if you are considering online or the desktop version for the QuickBooks, but if you go with online, and if you have or planning to have multiple rental properties, you basically have to go wtiht the Plus version, which will cost you $60/m, which is too much, in my opinion.
