Leveraging current home to buy new one

Greetings y’all. I recently closed on a home in August, and I’m wondering how soon can I leverage this home to purchase a condo? I assume my equity is limited since I closed in August (I’m currently house hacking and put down 3.5%) bottom line is I need 20% for a down payment since it’s going to be purely an investment property and I’m just trying to figure out how to raise the 20%. Any information is greatly appreciated. Thank you.
