How do you invest in Real Estate with a Realtor license?

Hello, I'm a new Real Estate agent that would like to start investing

I'm a REO Listing agent for Banks, and I'm able to look at listings that would allow me to get leads for the opportunity to Wholesale or Flip properties

I wanted to know if I use my access to leads for my own personal business, is that a conflict of interest from my Brokerage? Would my Brokerage require a cut of my profits from Wholesaling or Flipping?

Or would I necessarily not need to tell my Broker at all and go about investing?
