Tenant moves out and takes over and above.

I had filed an eviction on an inherited month to month tenant for non-payment (late on rent 16 out of 18 months) and also gave them a 60 day notice to vacate at the same time I had filed the pay/quit notice. The eviction was set aside because they paid the rent during the process but when she vacated, she really surprised us. She sent notice she was out and had removed all property she wanted. I confirmed that anything left was abandoned and we could dispose of it. So we arrive at the property today, the AC was running the fridge had food in it and it was running. Most of the furniture was there including beds with bedding on them, etc. What had been removed was the range, the living room ceiling light, the bathroom sink and faucet, all the light bulbs out of the ceiling fan, etc etc. A number of bedroom or other interior doors are gone but may have been for a long time. This is not going to be a quick turnover...
