How to find information to do long distance investing?

I am a new real estate investor. Unfortunately, the property prices in my home town have been bided up in recently years so I cannot find any deal compliant to 1% rule. I want to start investing out of state. But I don't know where to start, who to talk to, etc. Could anyone shad any light? Thanks.
