Purchasing an investment property

Hi,

I am in the process of purchasing a new investment property.  During the inspection, the inspector said that the furnaces are already end of life.  I am going back to the seller to request a reduction in price but I have never had this specific issue.  How much of a reduction should I be looking for if I have to replace them in less than 12 months?
