Looking to mix RE strategies
Good day everyone! My wife and I are looking to move out of SFH investing and into small MFH (2-4 Units to start). My question is if any of you have ever mixed strategies this way.
I found an on market 4 plex that has a CoC of about 15% for LTR, and would break even if one of the units were vacant each month (low cost of living area). The property that I am looking at is about 5 minutes from a major TRADOC military installation and about 5 Minutes from the areas only major hospital. I'm thinking of purchasing, and turning one of the units into an AirBNB to help increase top line revenue.
Thoughts? Things to be weary of?
