What is the Hawaii Law if I will not renew a lease?

Aloha! 

I manage my in laws rental property. They have a tenant with a 6 month lease ending in 3 months. They do not want to renew the lease. 

What is the rule for me to let the Tenant know that we will not renew the lease?
