Who all keeps Residential warranty for rentals.Pros n Cons
Do anyone have Residential warranty( Appliance) for rental properties .I converted my Primary home into a rental .I had residential warranty for appliances such as heater,ac,water heater, microwave etc.It is not a replacement warranty but will cover for parts n labor after a deductible. Cost me 500/yr.I had it because it was my primary home .Now it is a rental i am thinking if i should still continue with the service once the policy expires.Do you have a residential warranty on your rentals?

I do not use these warranty programs. They don't pay very much when it comes to repairs, so the technician they often send is a poorly-qualified one. They can be slow to respond, which means your tenant could be left with a dead fridge for days while you wait. I know many property managers will not even manage a house if there is a home warranty in place. If warranty companies were such great deals, they wouldn't make any money.
