one condo unit in union city ,i can not offer lease renewal

Hi , I have talked to one attorney today mention as just one unit in union city New Jersey , I can just send notice to quit to tenant let her know I am not renewing the lease. Anyone knows anything about it?

What I read is just if I am the owner of 3 family or less and I live one of the family then I can just not renewal the lease
