TENANT ISSUES/HEADACHES

Hello BP family, I hope this note finds everyone well. I have been a landlord (residential property) for over 5 years and I have been lucky with securing good tenants over the years. The only challenge I have had with my tenants in the past was late fees here and there and minor repair work, nothing really serious.

I am curious to find out from other investors what type of issues they had in the past from tenants and what was the cause of the issues and if they could go back and annlyze the issues, how would they change the outcome of the problems.

My first mistake with my first tenant was being too friendly. And not enforcing late fees.
