Tanet break the lease

Hello all,

I have new tenant just moved In to single family house after full rehab. She sign on contract for 1 year, after 2 month she sent a message to say she got to move out becouse of her Job, her boss need her in different city.

What is the proper way to resolve it? I already paid the 1st month to my realtor agent , and I would like to know what's the best way for me as a landlord to offer her, so I won't loos to much.?
