Looking for Property Management software to replace Buildium

As the title suggests, I am a mid-size Realtor/Property Manager in rural Batesville, Ar.

We manage roughly 400 properties and have started to re-shape how we choose to manage our properties. We represent the Landlord in our transactions, but also value how we deal with everyone including the tenants. Our current goal is to GROW.

Coming out of Covid our focus has been to stiffen our application process so we can attract good tenants, keep the units in good shape, and ensure rent is paid. All issues we had the last two years.

Some of our struggles now are in our back office through Buildium. Specifically our automatic payment system is completely unsustainable. ACH payments take days to fund and sometimes bounce 5 days later. Without great communication to our tenants and landlords it would have probably created more issues now.  Our credit/debit card scenario comes with a 3% added charge.

In conversations with other companies we are starting to believe that a platform switch may be needed. This decision will not come lightly, but we need to supplement or fix our payment process without increasing our monthly operating expenses.

We also need options with credentials.

Does anyone else struggle with this? We want to utilize auto and digital payments as much as possible, but we also need to have more security and confidence in our payments.

I use innago to manage my properties. I only have 49 units but I have had no problems and their customer service is great.
