Figuring out what to charge for rent?

trying to find out the best way find a good price for my 3bed 2bath rental property. 1500 square feet on .25 acre land with a fenced in back yard. Everything in the local area seems to be going for around 1200 but my property is valued somewhere between 180,000 and 210,000 so 1200 seems low

What is the value of the places going for $1200? The value of the property does not really matter most when renting though; it is really what the market rent is. If you feel your property is worth more, start at a higher amount and see how many inquiries you receive and the feedback you receive when you show it. You will know in the first 1-2 weeks if your price is too high.
