New Investor: First House Hack: Current Tenant being a problem

Hey BP! 

I just purchased a duplex that I plan on House Hacking in.

The attached screen shots below is with my agent, current tenant and myself. (in a group text) I personally haven't texted anything yet.

I am curious how to handle this situation. The lease the previous owner sent us has this specific tenant on a month to month lease, which is way below market rent for this property.

I am looking for any tips or pointers on how to handle this situation from anyone who has dealt with tenants like this when buying a new property.
