Liability concern on my rental unit

I hope someone can help me out here. I have a rental home that has an issue that concerns me from a liability standpoint.

It is a multi-level SFR. It is a tract home and so I would guess it is to code. There are about 5 steps from the main level to the next level that are the issue. It has some type of laminate wood flooring on both levels, including the stairs. When I was cleaning up the house to rent, I slipped and fell down them (yes it hurt).

I thought it was just me, but recently my tenant told me that he slipped and fell down them, as did his kids and now a guest. Thankfully there were no injuries.

My fear is the liability due to these steps. I'm not sure what to do.

I plan on mitigating with a non-skid strip at the edge of each step (not the most appealing option), but it would probably make them more safe.

Even if I do that, I will go bump up my umbrella policy just in case.

However, I would like some input from you more experienced folks. Should I just sell and purchase something without the liability, or is that overkill?

I'd love to get your input.

Thank you,

Grant

Check to see if the stair noses are securely fastened. Some just kind of clip on and can become loose over time. This would not necessarily be noticeable to the eye so check them by hand. If loose I would fasten using finishing nails.
