Tenant not living in property and letting others stay there

So, I'm wondering, what would you do if you were renting to a tenant who is no longer in the property and is letting her family members stay there. She's probably a good 5 hours away in the next state over, and her family has been damaging the property and leaving junk in the yard. What would be the best way to go about the situation? Thanks in advance.

Your lease is with the tenant and it should state that they can't sublet or let others live there. Start the eviction process for her and all occupants.
