PREMISE WORDING ON LEASE AND ELECTRONIC SIGNATURE

I am in the process of using the Bigger Pockets lease for Idaho to write two seperate leases, in SFR. Is it necessary to define that it is seperate bedroom and a common area?

Also, how do you all give to tenant to sign, I am hoping to get electronic signature and I don't have docsign access?

Finally, in the furniture space the characters are limited, do you say see attachment and include all furniture there?
