What is your Preventative Maintenance Plan?

Hey guys!

I read a few different blogs on how to maintain your property to prevent deferred issues. What do you do? There are lots of different suggestions, but I want to focus/spend money on the ones that are beneficial and cost-effective in the long-run (like changing AC filter twice a year, clean gutters, etc)
