What is a pay or quit notice and how do I find out the regulations for one in the locality of where my rental is?

I am in the tenant securing stage now, but want to learn these things in advance.

It's a notice to a non-paying tenant to pay the rent or 'quit' the premises. Locate your county clerk's office, call them and ask. They may even have a standard one you can copy.
