Electrical Panel Upgrade?
Just had inspections come back from a single family property I am under contract on. It is a 60 amp panel but has gas dryer so it may be sufficient. However, the panel is a pushmatic type that the inspector states are known to have thermal breakers that stiffen up and will not trip as designed. I am trying to decide whether I need to ask for concessions from the seller to replace the panel which I understand is a big cost and require pulling permits. The report states it is a "recommendation" and not a safety hazard.
What are my liabilities as a landlord for an item like this? If the breakers don't trip then it could cause a fire. Thoughts?

How long has the property been on the market? If it's been a while, you have more negotiating power. I'd ask them to have a new 100 amp panel installed. The worse they say in no. If the panel is in good working order, then I don't believe you would be as liable as in the case you knew the panel was unsafe.
