lease signing questions

prospective tenant signed an electronic lease online February 7th, which said lease begins February 10th and security deposit is due on ot before signing lease. he has not paid the deposit and said he is thinking about backing out on the apartment, can he be held liable per lease since it says security deposit has to be paid on or before lease is signed and he signed lease with no money given upfronf?

I manage and rent a lot of property. If it was mine I’d let them go and move on. Give them a deadline to bring you the money or release them/cancel the lease. It happens sometimes but best to move on.
