Problematic tenant first time landlord

Xorge Velasco
Posted

My tenant is late on rent payment and I received a call from a police officer to confirm she was the current tenant because she was trying to break into the house. She told the police officers that she did not have a key or my information(which is not true).

I now believe she was subletting the property.

She claims that she has been harassed by the neighbors, and she is asking to terminate early. I was recently told by neighbors that they saw a moving truck and the property being emptied. how should I handle this? Should I enter the property to see if there’s someone living there?

@Xorge Velasco  Welcome to BP! You are supposed to give the tenant 24 hours notice or you can enter in an emergency with no notice. I would go by if you are able, listen at the door for the sound of running water, or gee I thought I heard baby crying, and enter the unit. All the best!

Thank you all for the great advise. I was able to take possession of the property again last week and negotiated with her part of February’s rent and luckily there were no major damages on the property and I am currently working on getting the house ready to list it on the market again by the end of the week.
