LA property - first time home buyers

Hello everyone!

Been looking and looking in the LA area real estate for the past 4-5 years and have never got any luck obtaining a property. It was an on and off cycle for me as I was getting distressed on getting outbid by all-cash offers and etc.

Recently I came across a property that seems like a good potential investment property (triplex with 2bdr/1bath each) which currently has tenants filled on month-to-month rent. However, being a first time home buyer and also not having a whole lot of experience in what to look for, I wanted to ask fellow BP members if there are anyone in LA area that can provide a some consultant/help for a fee.

I know what I'm requesting is pretty general but any help would be greatly appreciated. Also this may be a good starting point for me to get involved/transition to real estate. Forgot to to mentioned that my background is in commercial general contracting (mainly project cost estimatation) for projects that range from 1m to 400m.
