Urgent repairs while you're on vacation

Hi there -- Has any landlords here ever had to deal with urgent repairs while out of town? I have just one townhouse that's rented out, and my fear is that while I'm on vacation, something like the water heater will give out, or a pipe bursts.

How have you guys dealt with these issues in the past? Are there any services/tips/advice you'd recommend?

Have your contractor list in your smartphone so they're just a dial away. If the tenant is available to let them in, then it doesn't matter if you're across town or across the country.
