Rights as landlord?

We have a management company that asked us what terms we want to add to addendum.

We sent them our terms. One being a max of 3 vehicles at the property.
they refused to put those terms. They don’t want to have anything added about vehicles. They said if it’s operating and current it can be there.

Our management agree says “per owners terms….”

so can we refuse to sign the lease?
