12-month lease set to expire but tenet wants to continue staying at the property

Hello,

I have a tenet who wants to stay at the property after the 12-month lease expires. The property is in South Florida and they have been a good tenet. Some advice would be great on a few things.

1. Do I need to have a month-to-month agreement written up or is it fine to move forward without a signed document?

2. I do plan to slightly increase rents (will still be under market compared to others). Should I give a written notice or is the verbal communication/text messages between us enough?

Google Florida landlord handbook or rental handbook. It should have some good info that you should already know. But it will say if leases automatically become MTM at expiration. 

Worst case I’d send out a simple addendum…

The lease agreement between landlord x and tenant x is amended in the following ways. Instead of ending on date x it is now a MTM lease (or the new lease end is stated) and the new rental rate is $x (plus AT LEAST $100 or 5%, whichever is more). And then add any other changes you want about utilities, pets, etc etc.
