Teanent moved out without paying rent.

Hi.

I have a teanent which she didn't pay the rent for the July.

I was trying to start the eviction since my lease said I need to wait 30 days.

She reached out to me couple weeks ago and was asking if I forgive the rent if she pays half by 30th and move out.

My answer was yes.

I asked her today to make a payment and hand me the key.

She just sent me the entry pass code and said I can get inside and look at the property and she will send the payment now.

It never happened.

Question

I stopped by and look like the property is vacant

Can I get inside legally and just make it ready for rent it out and move forward?

What is my options?
