Renters Breaking Lease

Our renters are looking to break their lease 5 months early. We don’t have a clause in our contract to account for this, and we have been actively looking for new renters with no luck so far. We’ve told our renters that they’re still responsible for rent until through the duration of the lease term until we find new renters, to which they were surprised. I’m worried we may find ourselves in a position where they don’t pay and we may have to sue. Has anyone been through this before? We would prefer to not sue and make the overall process as non-litigious as possible.
