Single mom brought boyfriend wiht dog

We starter the lease at the end of last year. A single mom and her 3 children. At the begining of the year a boyfriend wtih his dog started living there. We realized becuase we received a HOA complain for pet not been clean after on the backyard of the townhouse. We sent email to tenant informing of this lease violiation: Pet and new adult living in the property. The lease specify no pet. She replied the email saying her boyfriend has a service dog. In the first email we specified the option of adding the new adult to the lease (doing a background check), also the option of adding the dog for wich a pet deposit would be needed and it would be an increse on the montly rent. In our last replied we are asking a letter about the service dog. She then said they are working on getting the paperwork for the dog. We are not sure if the dog is service a service dog or not. In any case, how should we proceed: let's say they sent the papaerwork of the service dog: could we still required a pet deposit and the monthly rent increse?

Any advise would be realy appriciated.
