Tenant wants to “babysit” for a couple friends kids in my rental.

My long term renter who has 3 young kids, needs to earn extra money.  What do I need to do legally to insure that she can babysit (no more than 3 extra kids and not at the same time) in my house,  while not violating zoning laws and effecting our insurance liability? The house is on the river in Kingsland Texas.

I'm sure lots of people babysit without problems.  My only concern would be insurance and liability. They should talk to THEIR insurance provider and ask what they need to do.  Or could she go to their house and watch the kids?
