IRA vs Solo401k

Hi All,

I left my full time job last friday about to start new full time job tomorrow. I have w2 related 401k amount in previous company 401k provider account. As I am changing job I am getting some options now. Some people say IRA better (roth or traditional better?

Some people says solo401k better.

I have rentals in different LLC names currently so I believe I am eligible for solo401k.

What are pros and cons of ira vs solo 401k. My thought is to use my 401k money to buy good quality small sfh or duplex if possible.

Which companies are better for these options.
