Connecting with Property Managers

I'm looking to start a make-ready company( painting, repairs, ect..) and market directly to property managers. For the property managers, what requirements do you have for new vendors to be in your contact list? (insurance, experience, ect..) 

What's the most important and usual service that you look for when turning over a property to re-list?

Are there any Property Manager Organizations that I can look to and network with? Any guidance would be appreciated
