Section 8 Tenants and Pets for newly listed rental

Hi,

I have one side of the duplex listed for rent by my PM recently. My PM asked if I accept section A tenants and Pets.
I have had bad experiences in the past with section 8 where a lot of people lived in one unit. Also too many maintenance costs and to make rent ready i have to spend a lot of money. On top of everything government housing funding is reduced and tenants cannot afford and i have to find a replacement.
Regarding pets thinking since duplex may disturb other side tenants if big dogs etc are pets. I have a good back yard which is fenced with 6 feet chain links as well. Already other side unit creating multiple tickets every week most of them invalid and costing me thousands to satisfy her forgetting all cashflow numbers and going to negative cash flow numbers,
Please advise.
