Hello Investors,

I'm purchasing an REO property in Chester County, PA, that is owner-occupied. I need a third-party or property management service to contact the occupant and assist with facilitating their move-out.

@Greg H.  In PA, you can't file eviction (done at the District Justice level) because they view eviction as only applying to tenants with a lease. Therefore you need to file an "Ejectment" which is done at the Court of Common Pleas, which effectively requires an attorney to handle the filing and court appearance.  At the lower District Justice level most people got without an attorney and the rules of the court are more lenient and user friendly.  We had a case at Common Pleas, where we had an attorney and the filing done by the attorney was rejected by the judge because the margins did not conform to the local agreement regarding margin size on the printed page.  Just to give you an idea about how picky they are at that level.  Ejectments will cost more and take longer to process through the courts.  During Covid the courts considered those types of cases to be non-emergencies and would not even accept a case.  We have had Ejectments take more than a year to process through the system, before the Sheriff actually comes by to physically remove the occupant.
