Lease Agreements in Baltimore, MD

I just bought a single-family townhouse in Baltimore, Maryland. I'm looking to rent out two of the rooms. This is my first rental property and I want to make sure that I have all of the right language and protections in the lease agreement. Any resources or examples that the bigger pockets community can share with me on this topic would be great! Thanks in advance!

    Congrats on your first rental property, that’s a huge milestone. Since you’re renting rooms, it’s important to spell out details in the lease like how utilities are handled, what the rules are for shared spaces, and who is responsible for maintenance. Maryland has its own landlord tenant laws, and Baltimore has some local requirements too, so I’d start by checking those resources.A lot of investors find it helpful to have a local attorney draft or review the lease just to make sure everything is solid from the beginning.
