MTM tenant moved out without notice

Good day BP members, it has come to my attention that my MTM tenant has decided to move out without notice. Starting this month tenant texted me that they will be late on rent and able to pay on the 4th (happened 2-3 times before but always on time.) Following up today to ask about the rent, they texted that they moved out on the 3rd and asked about why they didn't provided notice they texted back stating that the places they're looking at won't hold for 30 days and rant about maintenance issues that were addressed, also stating feeling uncomfortable when the patio glass shattered possibly from something or someone. (Currently getting it taken care of.) Was wondering what is the best next step.

Some things I have verified:

1. Keys and remote were found in kitchen upon my way to check on the property.

2. There is a good amount of trash and left behind furniture
