Would love for the BP community to weigh in tenant issue

I have a condo that I rent out. The lady signed the lease on February 1st. I collected first, last, and security deposit. All $1100 each.

She called me yesterday to ask me "can you use my last month's rent as rent for the month of June" to which I replied "are you asking me to break the lease ?" To which she of course replied "yes"

She assured me she would be out by the end of June.

What would you do ? I am obviously not getting her deposit back and it won't be difficult for me to re-rent it in my market. I really don't think she'll trash the place. I've been there twice and it's been very clean.

My only concern is that she may not actually leave on June 30th.

Thoughts ?

Hi Brit,

I would have her give written notice of her 30 days stating that she wishes to break the lease and that she will be out by the end of June. Set a date with her towards the end of June to do an inspection of the property, this should add a little extra pressure to move out on time.
