Lease signing wont sign new one and says now moving

Here goes

In May they said there moving. 2 weeks later they said they will renew the lease and I said ok and will do the lease on 6/1/14.

Lease ended on 6/1/14 but says It will automatically renew for 1 year without giving 30 day written notice.

I told my tenant rent was going up and few minor things changed in the lease and they keep blowing me off for 1 week and making excuse not to sign the new lease so I went over the property to have them sign the lease since its 5 days after the renewal. Well they said they might be moving now and still did not pay rent, (3 days late so far). They also said they need to put alot of money in the house and its just an excuse I believe since nothing was brought to my attention and they said there not happy and will get back to me in 1 day to figure out what they are doing, meanwhile they did not pay the rent.

What would you do in this situation?

I'd get a quit notice out as soon as possible, so you have some leverage against them continuing to string you along.
